Why clients choose design and build
In a traditional project you appoint a designer, wait for drawings, tender them to contractors, then manage the gaps between the two. Every gap is a chance for delay, extra cost or a dispute over who is responsible.
With design and build, Inspace takes responsibility for the whole journey. Our designers, estimators, MEP engineers, joinery workshop and site teams work as one, so design decisions are priced as they are made, approvals run in parallel with design, and long-lead items are ordered early. You deal with one project manager and one contract.
The advantages
Single-point responsibility
One contract covers design, approvals and construction. If something needs fixing, there is no question about who fixes it.
Faster programme
Design, approvals and procurement overlap instead of running one after another, often saving weeks.
Cost certainty
The design is priced by our own estimators as it develops, so the final scheme matches the budget you set.
Buildable design
The people who draw the details are the people who build them, so details work on site.
Better quality control
Joinery is made in our own workshop and MEP is coordinated in-house, so quality is controlled at source.
Simpler communication
One weekly report covers design, approvals, procurement and site progress.
Our design-and-build process

Turnkey delivery
On turnkey projects we go further and hand over a space that is ready to operate: furniture, equipment, AV, IT infrastructure, signage and deep cleaning are all included. Your team arrives, plugs in and starts work.
Why clients choose Inspace
One contract, one accountable team
Design, approvals, civil, MEP, joinery and finishes are delivered under a single contract, with one project manager as your point of contact.
Approved by demanding developers
Our vendor approvals with Aldar, Emaar, DAMAC, Mubadala, UAE University and Tarweed mean our documentation, safety and quality systems have already been tested.
Our own joinery workshop
Counters, display units, panelling and furniture are made in our Ajman facility, so we control quality and lead times instead of waiting on a third party.
Certified systems
We work to ISO 9001:2015 quality management and ISO 45001:2018 occupational health and safety standards on every site.
Approvals handled for you
We prepare and submit drawings to the municipality, free zone, Civil Defence, utilities and landlord, and follow them through to the completion certificate.
Transparent pricing
Itemised BOQ quotations with clear inclusions and exclusions, so the final account matches the price you approved.
Frequently asked questions
Is design and build more expensive?
No. Overall cost is usually lower, because design is developed within the budget, re-design after tender is avoided and the programme is shorter.
Do I lose control over the design?
No. You approve the space plan, concept, materials and detailed design at each stage. Design and build changes who is responsible, not who decides.
Can you take over a design that is already started?
Yes. We can develop an existing concept into detailed design, approvals and construction under a design-and-build contract.
What size of project suits design and build?
Every size, from a single café or villa to multi-floor offices and institutional fit-outs.
