Where fit-outs go wrong
Most fit-out delays, cost overruns and failed inspections start in the ceiling void. Air-conditioning that cannot cope with the new layout, electrical loads beyond the supply, sprinklers that clash with a feature ceiling, drainage without enough fall: these problems are cheap to solve on a drawing and expensive to solve after the ceiling is closed.
Inspace manages MEP as part of every project, not as an afterthought. Our engineers design and coordinate HVAC, electrical, plumbing, fire and life safety and ELV systems alongside the interior design, prepare the Civil Defence and utility submissions, install the systems, and test and commission them before handover.
MEP disciplines
Coordination before installation
On every project we produce a coordinated services layout that fixes ceiling heights, duct and pipe routes, diffuser and sprinkler positions and access panels before anything is installed. On larger or more complex projects this is done in a 3D BIM model with clash detection. The result is fewer site changes, cleaner ceilings and systems that pass inspection first time.

Why clients choose Inspace
One contract, one accountable team
Design, approvals, civil, MEP, joinery and finishes are delivered under a single contract, with one project manager as your point of contact.
Approved by demanding developers
Our vendor approvals with Aldar, Emaar, DAMAC, Mubadala, UAE University and Tarweed mean our documentation, safety and quality systems have already been tested.
Our own joinery workshop
Counters, display units, panelling and furniture are made in our Ajman facility, so we control quality and lead times instead of waiting on a third party.
Certified systems
We work to ISO 9001:2015 quality management and ISO 45001:2018 occupational health and safety standards on every site.
Approvals handled for you
We prepare and submit drawings to the municipality, free zone, Civil Defence, utilities and landlord, and follow them through to the completion certificate.
Transparent pricing
Itemised BOQ quotations with clear inclusions and exclusions, so the final account matches the price you approved.
Frequently asked questions
Can you provide MEP works without the interior fit-out?
Yes. We take on standalone MEP packages for owners, landlords, facility managers and main contractors, including design, approvals, installation and commissioning.
Do you obtain Civil Defence and DEWA approvals?
Yes. We prepare the fire and life safety and electrical load submissions, respond to comments and arrange inspections through to the completion certificate or power connection.
Can you work in an occupied building?
Yes. We plan disruptive works out of hours, isolate systems in stages and coordinate shutdowns with building management.
Do you use BIM?
On larger and more complex projects we use 3D BIM coordination to detect clashes between services, structure and ceilings before installation.
Who maintains the systems after handover?
We support all systems through the defects liability period and can arrange ongoing preventive maintenance.
