The most demanding fit-out sector
F&B fit-outs combine everything that is hard about interiors: high-impact design, heavy MEP, strict hygiene rules, gas, extract and grease management, and approvals from several authorities. A mistake in the kitchen layout or extract route can delay an opening by months.
Inspace has fitted out restaurants, cafés, bars and cafeterias across Dubai, from an 80 sq m neighbourhood café in Mirdif to a Spanish tapas restaurant in Barsha Heights. We build the bespoke counters, back-bars, banquettes and wall features in our own workshop.

Why clients choose Inspace
One contract, one accountable team
Design, approvals, civil, MEP, joinery and finishes are delivered under a single contract, with one project manager as your point of contact.
Approved by demanding developers
Our vendor approvals with Aldar, Emaar, DAMAC, Mubadala, UAE University and Tarweed mean our documentation, safety and quality systems have already been tested.
Our own joinery workshop
Counters, display units, panelling and furniture are made in our Ajman facility, so we control quality and lead times instead of waiting on a third party.
Certified systems
We work to ISO 9001:2015 quality management and ISO 45001:2018 occupational health and safety standards on every site.
Approvals handled for you
We prepare and submit drawings to the municipality, free zone, Civil Defence, utilities and landlord, and follow them through to the completion certificate.
Transparent pricing
Itemised BOQ quotations with clear inclusions and exclusions, so the final account matches the price you approved.
Frequently asked questions
What approvals are needed to open a restaurant in Dubai?
Typically a landlord NOC, a municipality building permit, food-safety approval of the kitchen, Civil Defence approval of fire systems, and utility connections. We manage the technical submissions and inspections.
Can you convert a shop into a restaurant?
Often yes, subject to landlord permission, extract routes, drainage and gas. We assess feasibility at the site visit before you commit.
How long does a restaurant fit-out take?
A restaurant with a full kitchen typically takes 10 to 16 weeks from approved design, depending on size and approvals. A small café can be ready in 4 to 8 weeks.
